  • Buying an apartment is no child's play. Its a big investment and yet you could end up totally dissatisfied. Here are some important tips you should take note of before purchasing an apartment in Goa.

  • Never let your Heart rule your Mind.

  • Check on the developer. There are a few who cheat people by selling an apartment without procuring the necessary 'permissions'.

  • Check all the approved plan's of the buildings they should have the approval of the concerned 'competent authorities'. These could be the Municipal Corporation, the Planning and Development Authority, or the Town Planning Department.

  • The land on which the building is being built needs to be checked for its ownership. This is called 'title search report'. Ask your legal advisor to do a title search report ( the builder should provided photocopies of all the relevant documents needed) or ask the builder if he has got one.

  • Ask the builder for the Nil Encumbrance Certificate (It should be free from any encumbrance) and check if the land is mortgaged to financial institution's or any other third party. This certificate is issued by the Office of the Sub Registrar.

  • Take a copy of the 'agreement to sell' (before signing it) from the builder and get a legal opinion on the same before entering into a deal with the builder.

  • Make all payments only by cheque.

  • Always see the Land where the apartment is situated before deciding on buying it or you could have a cowshed or a garbage dump yard in your Neighbourhood.

  • Check the approved plans for the ventilation provided for each room of your apartment.

  • Most brochures are usually misleading.

  • Marketing talk is marketing talk. Take it with a pinch of salt.

  • It's always wise to take a loan to buy an apartment.

  • Read all the papers at least twice before signing.

  • Check (Twice) the 'Specifications' mentioned on the 'Agreement to Sell'.

  • If you would opt for any extra item of work. Check with the builder at what price they would be providing the same.

  • If any bad comments are passed about the builder during your enquiry discuss it with the builder. They too may have something to say.

  • You may have to spend a little bit of money but surely it's worth.
